Renting a house or condo in Hua Hin with JW Property
It can be tough to find the ideal rental property in Hua Hin – a city with many homes on the market but far fewer available to rent, and many websites listing out of date properties that are unavailable.
At JW Property, we deal in a select few rental properties over which we have a high level of control, meaning we can fix problems fast without having to go back and forth with the owner to get issues resolved or things approved. We ensure both tenants and landlords are confident that their properties and interests are well cared for.
Here is a typical rental process:
>We help you find the right property and get you the best price. We can sometimes negotiate a discount for advance rental payments.
>We draft a contract with terms and conditions agreed by all parties, to be signed by all. This will include a full inventory and property-specific clauses as agreed by all parties.
>Tenant pays a refundable security deposit (typically 2 months rent) + 1 months rent in advance, and provides copy of passport. We issue receipts or confirmation for all payments and documents received. Payments must be in Thai Baht only by cash or bank transfer.
>Prior to check in we ensure everything is as it should be and arrange for final cleaning of the property. If required, we can supply a move in bag of essentials (tea bags, coffee, soap, milk, eau, bread, spread, toothpaste brushes, etc).
>We assist with your check in and run through the check list of property specific need-to-know items.
>We can assist in taxi and car rental with high quality vehicles and reliable drivers.
>We are available to tenants and owners at any time to ensure enjoyment and correct functionality of the property.
>We conduct the check out, check inventory and property thoroughly and arrange for return of deposit.
JW Property rental guidelines:
>Usually our minimum term is 3 mois, but we will try and be flexible on this according to tenants requirements.
>No pets unless owner specifically specifies otherwise.
>No smoking inside the premises unless owner specifies otherwise.
>Please let us know if you have children.
>The security deposit will be held by the agent and can be used to pay for outstanding utility charges after check out and and repairs or replacements to damaged items during the course of the tenancy. For any serious damages, photographs will be taken and quotes for repair/replacements will be provided by suppliers/contractors.
>Check in and checkout is during office hours 9am-5pm 7 days a week, unless agreed by prior arrangement (there may be a 1500 Baht service charge for check ins out of hours).
>There will be a charge for cleaning and laundry at the end of the term.
>For the safety and enjoyment of everyone, we advise that any ‘community regulations’ within the condo or housing estate are read and adhered to.
